We designed a new accessory structure housing a golf simulator, wet bar, and powder room, balancing a polished, residential-friendly look with Fairfax County’s detailed zoning and permitting requirements.
Technical scope + permitting
Code + zoning strategy: navigated Fairfax County zoning and site requirements early—particularly the challenge of staying compliant without triggering the 2,500 SF land disturbance threshold—and aligned the design approach accordingly.
Site + massing compliance: worked within applicable regulations for setbacks and structure height, shaping the footprint and roof form to meet requirements while keeping the building visually appealing from the main residence and neighboring properties.
Design + documentation: produced permit-ready architectural drawings (plans, elevations, sections, details) tailored to an accessory-use program with plumbing fixtures and finish coordination.
MEP coordination: coordinated mechanical ventilation and plumbing/electrical needs for the wet bar and powder room, including routing and equipment impacts.
Permitting coordination: managed submittals and plan review coordination through permit issuance.
