1,560 SF Coffee Shop | Town of Vienna, VA

We designed a tenant fit-out that turns an existing commercial space into a welcoming neighborhood café, with an efficient service line up front and a code-compliant support kitchen and restroom core in back.

Technical scope + permitting

Program + planning: coordinated a complete layout including customer ordering/queuing, seating, a back kitchen, storage/support areas, and bathrooms, with clear circulation for both guests and staff operations.

Code + life safety: produced permit drawings including occupancy classification, egress planning, and an occupant load calculation of 36 occupants to guide exit access, aisle clearances, and life-safety coordination.

Accessibility (ADA): accessible route planning, clearances at the service counter, and compliant restroom layouts.

MEP coordination: coordinated HVAC/ventilation intent, plumbing fixture planning, and electrical/lighting layouts to support kitchen equipment loads and overall comfort.

Permit expediting: handled full coordination with the Town of Vienna/Fairfax County—submittals, plan review responses, and revisions—through permit issuance.
